India Ratings and Research (Ind-Ra) opines that tier-1 residential real estate (RE) players witnessed a three per cent year-on-year decline in sales volumes in 9MFY25, in terms of the area sold. The sales volumes for the third quarter of FY25 were 18 per cent lower year-on-year. However, the sales value increased by nine per cent year-on-year in 9MFY25, owing to higher property prices.
The agency opines that the slowdown in pre-sales is largely related to one-off events and approval-related issues, especially in Bengaluru. In addition, with bumper sales clocked by developers in 4QFY24, they may find it difficult to replicate the performance in 4QFY25 due to the base effect and demand moderation. Hence, Ind-Ra expects the overall pre-sales value growth to moderate for the peer set for FY25.
