According to a recently published report by Delhi-based SEBI-registered Alternative Investment Fund (AIF) Golden Growth Fund, South Delhi's premium residential market presents a significant redevelopment opportunity, with nearly 18,500 privately owned residential plots spread across 42 MCD-regulated colonies. These plots, in total worth of about INR 5.65 lakh crore, are situated in Category A, B, and C colonies and vary between 125 square yards and 1,750 square yards and cost between INR 6 lakh and INR 15 lakh per square yard.
The MCD categorizes Delhi's colonies into eight groups A to H determining property tax rates, circle rates, and stamp duty charges. Category A and B colonies, located in South Delhi, are among the most exclusive residential areas. The report highlights that within Category A colonies, around 3,704 plots range between 200 and 1,200 square yards, with prices varying from INR 7 lakh to INR 15 lakh per square yard. Likewise, Category B colonies have 12,720 plots, with dimensions between 125 and 1,750 square yards, available at prices of between INR 6 lakh and INR 12 lakh per square yard.
